Everything NRIs ask us — TDS, rent, POA, trust

Every NRI client is assigned one named relationship manager — you meet them on a video call before you pay anything, and that same person sends your monthly report and answers your WhatsApp. You are never handed to an anonymous call centre. We believe an NRI in Brampton paying ₹5,000/month deserves to know the human in Zirakpur who holds the keys.

For NRI landlords, tenants are legally required to deduct TDS (currently up to 31.2% with surcharge, often reduced via a lower-deduction certificate). On our Care Plus and Premium tiers we coordinate the deduction, ensure the tenant files Form 27Q, and give you the TDS certificates you need for your Indian return and foreign tax-credit claims. We work alongside your CA or introduce one.

Rent is collected from the tenant and transferred to your NRO account, typically by the 7th of each month, with proof of remittance shared in your monthly report. For repatriation to your overseas account we handle the Form 15CA/15CB + CA certificate paperwork as a one-time service.

A physical inspection with 15-20 dated photos, a 2-minute video walkthrough, meter readings, a rent/expense ledger, and a short list of action items — delivered on WhatsApp and email by the 5th-7th. You always know the real condition of your property without flying back.

For inspection-only (Care Basic) usually not. For rent collection, agreement registration and repairs (Plus/Premium) a limited, specific-purpose POA makes things smoother and is recommended. We help draft and legalise it — it is limited to property management, never sale, unless you separately instruct us.

Our written service agreement clearly states: the exact scope of your chosen tier, the monthly fee and any onboarding fee, the spending limit we can approve without asking you, how and when rent is transferred, data-privacy terms, liability limits, and a 30-day no-lock-in exit clause for either side. You get the full document before onboarding — nothing about your money or your property is left to a verbal promise.

We escalate immediately: documented reminders, a formal notice, in-person follow-up, and if needed coordination with a legal partner for eviction under the Punjab rent laws. On Premium we also handle re-keying and re-tenanting. Because we inspect monthly, we usually catch payment issues before they become two-month problems.
