Expect to pay a premium over IT City — justified by prestige, frontage and tenant quality. Best for teams of 30–300 that want a professional building with backup power and fibre on day one.
Mohali IT City — best cost-per-seat
IT City is where cost-conscious teams get the most seat for their rupee. Larger floor plates, newer infrastructure and a genuine tech-cluster effect make it ideal for startups and GCC/dev centres scaling headcount. Rents run below Airport Road for comparable specs; the trade-off is a slightly less marquee address.
What to check before you sign
- Plug-and-play vs bare shell — fit-out cost and time can dwarf a rent difference.
- Power backup — 100% DG backup is non-negotiable for most teams.
- Parking ratio — confirm dedicated bays per 1,000 sq.ft.
- Fibre readiness — multiple ISP availability in the building.
- Common-area maintenance (CAM) — ask for the per-sq-ft CAM on top of rent.
- Lock-in, escalation and notice — typical is a 3–5 year lease with 5% annual escalation; negotiate the lock-in.
